Gauge Modular LLC is a U.S.-based modular building company specializing in Light Gauge Steel (LGS) volumetric construction for multifamily housing, hospitality, student housing, workforce housing, healthcare, and commercial developments.

Founded by industry leaders Lewis P. Lockwood, Brandon Ryckman, John A. Morefield, and Kris P. Droszcz, Gauge Modular combines decades of experience across architecture, engineering, modular manufacturing, construction operations, real estate development, and large-scale project delivery.

Our scope
Design / BIM modeling and high LOD DFMA
Construction document management software that enables project teams to securely share, manage, and collaborate on construction drawings, specifications, RFIs, submittals, and project documentation in real time. The platform provides centralized access to the latest project information, streamlines communication between stakeholders, reduces errors caused by outdated documents, and improves coordination across design, manufacturing, and construction teams throughout the entire project lifecycle.
Building Manufacturing
Most of our projects are manufactured on steel-structures, but we are also providing modular solution for projects based on wood-structures – depending on the market demands and requirements.
The modules are built in a controlled environment. Essential components are assembled, and interior fit-out is completed to the desired specification. Each module as an independent unit is also finished in high quality at the production stage. With the use of project management software and Autodesk tools, we are able to monitor progress, track changes, identify assembly errors, provide updates to managers, inventory materials on the floor and many more.
The modular units need to be compliant, thus we are making sure that all processes and procedures are in place and well documented.
Building Assembly
Upon completion, the modules are ready for transportation.
